Development Compliance and Zoning
Under the direction of the Director of Planning and Zoning, Development Compliance and Zoning staff is charged with monitoring all development for compliance with the City’s Land Development Regulations (LDRs), Chapter 78 in the Code of Ordinances, and Development Orders for Planned Unit Developments and Planned Community Developments.
Prior to the issuance of Building Permits and Certificates of Occupancy, construction plans are reviewed by Development Compliance staff for consistency with the LDRs and conditions of approval specified in applicable Development Orders. After consistency has been determined, representatives of the Forestry, Finance, Fire, Police, Engineering, Code Enforcement, Public Works, and Geographical Information Systems (GIS) departments must approve the issuance of all commercial and certain residential Building Permits and Certificates of Occupancy (see Sign Off Representatives List).
In order to assist applicants to better understand the requirements pertaining to the issuance of Building Permits and Certificates of Occupancy, a Pre-Permit Meeting is scheduled by the Development Compliance Manager with the representatives of the above-listed City departments.
The Development Compliance and Zoning staff are also charged with all procedures related to the City's zoning regulations, including: Zoning Confirmation letters, Variance petitions, Minor Conditional Use petitions, Special Event permits, and sign permits. In addition, our staff reviews all Occupational License applications and Liquor License applications for compliance with the City's zoning regulations.
